Lease Terms

Do you accept housing vouchers?

Yes, we currently accept all housing vouchers, with up to 25% of our community eligible for this program.

What are your fees and monthly charges?

Currently, there are no additional required monthly charges at Meadow Parc, but this is subject to change.

What are the income and credit qualifications?

Income must equal or exceed three times the monthly rental rate.

What is acceptable “proof of income” to apply?

    • Consecutive and most recent two-month paycheck stubs
    • Written confirmation from employer on letterhead
    • Most recent income tax return if self-employed

Is my security deposit totally refundable?

Your security deposit is refundable upon move-out, pending any charges due at that time.

If I get a job transfer, can I break the lease?

Residents have the option to break a lease for any reason, but regardless of the cause, a 60-day notice is required, and a termination fee equal to 85% of one month’s rent must be paid within 30 days of the notice date.

Can I change to a month-to-month lease plan after my first year?

Leases automatically transition to month-to-month once the initial term ends. However, month-to-month leases incur additional charges.

What utilities are included in my lease?

Utilities covered by Meadow Parc include all except electricity. Residents are responsible for internet and cable services should they choose to have them.

How long is the term of the lease?

We offer 12-month leases only at this time.

Do you accept leases for short terms?

Short-term leases are not available currently.

Do you offer furnished apartments?

Furnished apartments are not offered at this time.

Do you offer corporate apartments?

Corporate apartments are not offered at this time.

When is my rent payment due?

Rent is due on the 1st of each month with a grace period until the 3rd

What day of the month am I liable for a late charge?

Late fees, equivalent to 10% of the monthly rent, are charged as a one-time fee on the 4th of each month

Will you accept electronic payments from my bank?

Yes, we except and encourage electronic payments.

Is there a place where I can pay my rent after office hours?

We encourage online rent payments; there is not an after-hours drop box available.

There is a person who might be staying with me for a while, is that permitted?

Yes, guests staying for an extended period must be added to the lease if they reside in the apartment for more than 7 days in one month.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes, anyone living in the apartment more than 7 days in one month needs to be on the lease.
